Expansion of the Sainte-Marie Wing in Trois-Rivières – Value analysis

This major public infrastructure project is part of a real estate development plan to group the majority of services of the former CHRTR on one site at the Sainte-Marie wing. Macogep is hired by SQI to run two value analysis workshops for the project: one in the design phase and the other at the halfway point of the drawings and specifications phase. Macogep must be highly creative in order to find innovative ways to optimize project value while taking the various constraints into account: a tight budget envelope and performance timeline; strict functionality requirements and normative criteria established by the Trois-Rivières CSSS; respect of the architectural design of the existing building to which the new construction must be connected; maintenance of the hospital’s operations during work; crucial need to maintain existing functional links between different departments and locations; and project phasing. The workshops run by Macogep make it possible to identify and respond to specific needs that were not fully taken into consideration previously. For example, the proposed solutions help to ensure that all floors of the new building will be perfectly aligned with the floors of the old building, despite having different ceiling heights. Throughout the value analysis workshops, more than 60 lines of thought are identified and solutions are incorporated in the preliminary drawings and specifications phase to improve and optimize project functionality. Most of the proposed solutions, such as optimization of clinical spaces, incurre no increase in costs.
